Pets

  • We welcome friendly, non-aggressive pets who are up to date on vaccines and free from parasites including fleas.

  • All pets must be on a leash, ALWAYS, unless in approved dog park areas.

  • All pets must remain under supervision at the dog park.

  • Pet waste inside the Dog Park must be picked up and disposed of in designated trash bins.

  • No pets are allowed to be left unattended at your site.

  • Please dispose of pet waste in the designated trash bins or the dumpster. Do not leave poop around the park.  We have a zero-tolerance policy for this behavior.

General

  • Quiet hours are from 10:00 PM until 8:00 AM. Loud music or other loud noise that, within management’s sole discretion, may disturb other guest’s peaceful enjoyment of their site is also strictly prohibited at all times.

  • Monthly rent is due on either the 1st or the 15th of each month depending on each guests’ arrangements.  Late fees of $50 apply.  After 3 days of non-payment guests are considered delinquent and will be removed from the premises.  If the 1st or 15th falls on a day that the office is closed, guests must pay the day immediately before or after.

  • RVs must be no more than ten years old or newer, in good working condition, have a good, overall appearance, and be free from rust.  No window a/c units allowed.  The determination of whether an RV meets these requirements is subject to the sole discretion of management.

  • Children and minors must always be supervised by an adult.

  • The speed limit is 5 MPH. Please drive slowly and in the correct direction on designated roads only.

  • All guests may receive packages, long-term guests (greater than 6 months) may receive mail and packages.  All items received after your departure will be returned to sender. We cannot forward mail or packages.

  • We aim to keep the park beautiful and clean.  Clotheslines, refrigerators, tents, drying racks, household appliances, or anything else of the sort are not permitted outside at any site.  Grills, patio furniture, and general patio items may be kept outside. Keep your area neat and free of clutter. 

  • No rugs are to be placed on the grass.

  • Trash is never to be left at any site. Garbage must be secured in appropriate bags and placed in the dumpster.  Break up boxes. Only household trash allowed.  We have a zero-tolerance policy for bulk items such as but not limited to mattresses, appliances, furniture, etc.  The dumpster is reserved for park guests only.  Please notify office of violations.

  • Guests may use the laundry facilities so long as you clean up after yourself, do not overload the washers and/or dryers, or wash items that are excessively hairy, dirty, greasy, bloody or oily. Management reserves the right, within its sole discretion, to determine whether a guest’s use of the laundry facilities is reasonable. The park is not responsible for any items you may leave in the laundry room.

  • Guests shall not make, install or modify any improvements, including without limitation trellises, arbors, awnings, screens, poles, fences, walls, rocks, landscaping, lighting, and all other structures and improvements. No digging, planting, or building on the property. No one is to put sheds or structures on any site. No one is to build any deck or any addition to any deck.

  • Only 1 RV and 2 vehicles per site. Vehicles are defined as automobile, cargo trailer, and/or motorcycle. All vehicles, (including your RV), must be in good running condition, properly licensed and have current insurance coverage. Vehicles without updated registration & insurance will be towed after five days’ notification by management at owner’s expense.  Any visitors parked in the overflow parking lot behind the office that wish to park overnight must check in with the office.

  • No heavy industrial equipment is allowed at the sites. On-site storage is available.

  • Do not park in vacant sites.

  • The use of firearms, BB guns, fireworks, sling-shots, bow and arrows, other weapons are prohibited.

  • No parties or group gatherings unless approved by management.

  • All visitors must check in with the office.  Visitors must adhere to all park rules and assume their own liability.

  • Guests use the spa and pool at their own risk and shall follow the posted rules.  Children and minors (less than 16) are NOT allowed in the pool area without adult supervision.

  • Smoking is allowed only at your site.  Do not litter your butts.

  • Profanity, belligerence, obvious intoxication, fighting, violence whether verbal or physical, is not allowed.

  • We may decline business to any and all guests in violation of these rules and other circumstances not listed.

Refunds/Cancellations

  • We have a strict “no refund” policy after guests have checked in for their stay.  Cancellations must be made at least 7 days prior to your arrival.  Site reservations for daily and weekly stays are to be paid in full at the time of booking.  Monthly reservations have a $150 deposit to be paid at the time of booking.  Guests who cancel bookings at least 7 days from their scheduled arrival date will be refunded but a 10% transaction fee is applied and is to be paid at the guests’ expense. 

  • We do not refund payments if you decide to leave early. 

  • After hour check ins who aren’t paid in full (such as monthly and walk ins) must pay first thing upon opening the next day.  

 

Check In/Out

  • All guests and their visitors must check-in with the main office prior to going to their site.

  • After hour check-ins are available with management approval only.

  • Payment is card only.  Cash or checks are not accepted.

  • Full payment is due at time of check-in.  No drop-box payments are allowed.  Please call office to pay accordingly.

  • Check-in time is 1:00 PM & check out is before 11:00 AM

  • If you arrive during quiet hours (10:00 PM - 8: 00 AM) we ask that your set up is minimal until normal hours due to noise disturbances. After hours arrivals must be pre-approved.
